Air conditoners are considered Building Works. Before any Air Conditioner is installed the Lot owner must follow these steps. A written application must be sent to the NOVA Executive Committee The NOVA EC will consider on a case-by-case basis on behalf of the Owners Corporation If given approval, the Lot owner must complete an Building works indemnity form & return it to the NOVA EC before the commencement of work Approved Air Conditioner: Panasonic 2HP Air Conditioner (CS/CU-W18DKR) Note: Installation of any Air Conditioner, other than those approved by the Body Corporate, may be in breach of the NOVA By-Laws and may subsquently have to be removed by the Lot owner at their expense. Residents must also comply with the following State Environmental Planning code entirely then a DA must be lodged to the City of Sydney. Building works application – made easy Make sure you read the NOVA By-Laws BEFORE commencing any building works to make sure you have obtained all the correct permissions Please complete a Building works approval form and return it to the Building Manager (this does not count as approval) Only the NOVA Executive Committee on behalf of the Owners Corporation can give permission foir building works. ANY OTHER PERMISSION IS NOT VALID. Pre-approved additions Whilst these items are pre-approved that does not give final permission on behalf of the Owners Corporation. Always confirm with the NOVA Executive Committee BEFORE commencing any building works. Security screen doors Crimesafe – These screen doors are the ONLY type approved for installation at NOVA. This will ensure the external visual aesthetic of the building is not compromised. Garage Storage Space Commander – This over-the-bonnet storage box (OTBSB) is the only one permitted by the NOVA Owners Corporation.
What are the NOVA By-Laws? A set of rules the residents (owners and tenants) in the NOVA strata scheme must abide by. It is imperative that you take the time to familiarise yourself with the NOVA By-Laws in order to make your life at NOVA as enjoyable as possible. Any breach of the NOVA By-Laws will be taken seriously and if continued unchecked will result in immediate action under the Strata Schemes Act 1996. Download the NOVA By-Laws
Rules for car-wash bay usage The car-wash bay is not to be used as a visitor car space or for private use The car-wash bay is available for use for all residents 24/7 Your own hose and fittings must be supplied Electrical power outlets are available for vacuum cleaners etc.
What is an Executive Committee? An Executive Committee is a group which represents owners or owners’ nominees. It administers the day-to-day running of the strata scheme The Owners Corporation decides the number of executive committee members (1-9) for the coming year at each Annual General Meeting Who is on our Executive Committee? Garage remote controls Entry and exit to the garage is via remote control Organise a remote control through the Building Manager Do not leave these in your car If they are lost or stolen a replacement must be purchased Do not lend a remote to anyone not registered with the Body Corporate Car space sub-leasing The sub-leasing of any car space is strictly prohibited. Any infringement will result in the deactivation of all remote controls for the lot involved. Speed limit For the safety of all residents (notably children) the speed limit in the garage is 10km per hour. Oil spillage Lot owners and tenants are fully responsible for oil leakages in their car spaces. If oil spillage occurs, it must be cleaned immediately. Owners are liable if an accident occurs due to oil spillage in their lot. Water penetration There is an ongoing issue with water penetration in the garage. Please inform the Building Manager if there are any leaks issues in your lot.
There are two garbage rooms located in the south-east and south-west corners of the car park. The assortment of recycling bins are emptied and cleaned regularly. Please follow these rules when using the garbage rooms: Separate your recycling Do not leave garbage on floor Do not dump large items. Contact the Building Manager for the removal of large items If all bins in one room are full, check the other garbage room If you are disposing of liquid, please make sure all garbage bags are sealed Note: If large items are left in garbage rooms, security footage will be viewed and the persons repsonible will be billed from clean-up and removal.
NOVA is renowned for it fabulous gardens and every effort will be made to maintain them to the highest aesthetic. Please follow these rules when using the garden areas: The NOVA garden areas are for use by resident only There are to be no large parties or gatherings in the courtyards Noise must be kept to an absolute minimum Usage must not effect those residents adjacent to the garden areas Residents are liable for any damage to the any part of the garden areas Do not leave rubbish (including cigarette butts) in the garden areas If you see rubbish, please pick it up If you have a green thumb that needs to be flexed, feel free to email us and we’ll let you know how you can help.
Keys & Remotes
Please contact the Building Manager for information regarding security keys and remote controls. Costs Keys: $60 Remotes: $100 All deposits need to be made at Harvie Strata Management office, however, please ring first. Owners need to be listed on the strata roll, tenants need to bring in a copy of their lease. If they ring first they can check that they are listed on the strata roll or can arrange for their agent to send the necessary information. It’s best to have it all sorted first before they come in. We require new owners to be listed in the strata roll as well and require different documentation if we haven’t been advised of the new owner.
Moving in & out
Please follow these rules when moving in or out of the building: Residents are liable for any damage to common property, i.e. Lifts, hallways or foyers. If damage occurs you must contact the Building Manager immediately. Please give the Building Manager 48 hours notice prior to moving in or out of the building Residents have right-of-way in all common areas Protective padding must be in place in the lift being used Do notchoc open lobby doors or the garage door without providing a full-time sentry If any spillage occurs in any common areas the resident must clean it up immmediate Do not chock open lobby doors Do not interfere with the garage roller door infra-red sensor
Whilst NOVA is a pet friendly building – there are rules that must be followed. These rules are listed under Section 8 of the NOVA By-Laws. Please make sure you are familiar with your obligations. There are a few simple rules: All pets must be registered (below) with the Owners Corporation Cats must not be allowed to roam free Owners must pick up their dogs droppings Pet Registration Form An asterix (*) indicates that a field is mandatory. [contact-form 2 "Pet Registration"] Dogtidy™ bags dispensers In the interest of health and safety, you must watch your dog/cat at all times and make sure you pick up their droppings using the bag dispensers located in both the northern and southern courtyards. Report any offences Please contact the Executive Committee or Building Manager to report any problems.
Security cameras Security cameras have been installed in all of the common areas with a view to curbing theft, the incidents of graffiti and any anitsocial behaviour. Any record of infringements will be forwarded to the Police without hesitation. Garage remote controls Entry and exit to the garage is via remote control Organise a remote control through the Building Manager Do not leave these in your car If they are lost or stolen a replacement must be purchased Do not lend a remote to anyone not registered with the Body Corporate What can you do? To protect your valuables please consider the following: Ensure common courtyard gates are always closed Lock all your windoiws and doors Draw your blinds Do not admit strangers via intercom, regardless of who they are If you have items in your courtyard, such as bicycles, lock them up If you see something or someone out of place report it immediately Keep valuables out of sight in your car
Storage cages All storage cages are private and must not be tampered with. Cameras have been strategically placed to protect property. Storage in car space In order to comply with NSW fire regulations, you must not store any items other than your vehicles (car, motorbike, scooter, bicycle) in your car space. Space Commander This over-the-bonnet storage box (OTB-SB) is the only one permitted by the NOVA Owners Corporation. Note: If you have an OTB-SB, you must not keep anthing below or on top of it and must make sure your vehicle stays within the marked boundary. Failure to comply with these rules may result in an order of removal of the OTB-SB. Visit the website
Strata Schemes Strata schemes are effectively small communities where the activities and attitudes of residents can have a significant impact on the satisfaction and enjoyment of others. Therefore, it is important to be aware of your responsibilities and obligations when you own or live in a strata unit. Whilst strata living can provide a friendly community style environment, it helps to remember that it is not the same as living in a freestanding house. Some activities may be more restricted in a strata scheme, for example, where you can park your car, hang your washing or when and how you can renovate. Understanding these differences before buying or moving into a strata scheme can help reduce the likelihood of disputes over these activities later on. The Owners Corporation
The Owners Corporation is the body made up of all the owners in the strata scheme and is represented by the Executive Committee. It has the responsibility for: Maintaining and repairing the common property of the strata scheme Managing the finances of the strata scheme Taking out insurance for the strata scheme Keeping records and accounts for the strata scheme Administering the by–laws for the strata scheme. Each lot owner is part of the owners corporation and has a right to participate in the corporation’s decision making. The owners corporation comes into existence immediately a strata plan is registered with the Department of Lands. At first it may only be made up of the original owner (usually the developer) but as individuals buy into the scheme, the owners corporation gains more members. The owners corporation has an executive committee which can make many of the necessary decisions on its behalf. The executive committee can have no more than nine members. It has a chairperson, secretary and treasurer. An owners corporation may also employ a strata managing agent and/or caretaker to carry out some or all of their functions.
The clearly marked and numbered visitor car spaces are for registered visitors and lease holders only. If you would like to book a visitor car space or arrange a lease at $40/week, please contact the Building Manager (Fernando Abiraad) on 0405 146 461. Please give 48 hours notice to arrange for temporary parking permission. If you wish to negotiate a discount rate for a long term lease, you must talk directly to the Executive Committee who represent the Owners Corporation.
